ROLE SUMMARY
Our client is looking for an Operations Analyst to work with all departments to drive successful results for the portfolio. This position will report to the Senior Analyst, Asset Management. This role will provide the opportunity to learn about all aspects of real estate across multiple asset classes.
WORK SCHEDULE: 9:00 AM – 6:00 PM Pacific Daylight Time (12:00 AM – 9:00 AM Philippine Standard Time), follows Philippine holidays
POSITION TYPE: Full Time

ESSENTIAL FUNCTIONS:
- Perform the following property management duties:
- Run and update various reporting requirements
- Work with the Asset Management team on day-to-day operations/Management (i.e., overseeing tenant improvements, executing on CapEx projects, handling various legal & tenant disputes, etc.)
- Assist with property management-related issues that arise as needed
- Manage tour scheduling (via incoming phone calls and email inquiries), leasing, and operations at select properties, which may also include managing special projects in office, retail, and ancillary self-storage asset classes
- Prepare leases and lease abstracts using provided templates
- Perform the following property finance and accounting duties:
- Work with the Accounting Department on rolling forward and preparing annual budget files for all assets within the portfolio
- Run monthly accounts receivable (AR) reports, providing information on collection likelihood and ongoing negotiations
- Review annual common area maintenance (CAM) and CAM reconciliation calculations with the ability to spot-check errors
- Review and process tenant improvement allowance requisitions, as well as any landlord work that is required as part of new leases
- Prepare and review quarterly commercial variances and monthly residential variances
- Prepare and review quarterly job cost reports
- Analyze portfolio to identify savings and NOI-driving opportunities at each property
- Prepare quarterly management discussion and analysis reporting for board meetings
- Perform the following general operational and administrative support duties:
- Serve as additional support to property management, asset management, accounting, and development as needed
- Coordinate with the asset management team to create 5-year asset management plans as needed
- Identify and assist with the implementation of best practices that will improve workflow and create efficiency and scale for the team
- Prepare ad hoc analysis and support projects as the needs arise
QUALIFICATIONS:
- A Bachelor’s degree in the related field
- 2+ years of experience in commercial, retail, residential, and land development projects
- Prior real estate industry experience
- Proficiency in financial analysis and project management
- Strong grasp of financial concepts, particularly commercial real estate accounting, and the ability to apply them to all facets of this position
- Possesses strong project management skills and the ability to work under tight deadlines with minimal supervision
- Demonstrate a strong working knowledge of Excel (Power Pivot, Macros, Power Query), Yardi, Microsoft Office, specifically Outlook, Word, PowerPoint, and SharePoint
- Capable of providing relevant and timely research and analytical feedback
- Maintain a collected, professional attitude while working in a fast-paced environment with shifting priorities and demands
- Capable of managing multiple issues/projects and tasks at one time and for different departments/individuals
- Strong attention to detail
- Well-organized with a proven ability to multitask
- A collaborative mindset combined with a clear sense of accountability and responsibility
- Ability to produce timely, relevant, and strategic written material
- A desire to continuously learn
