Job Summary
Responsible for sourcing and recommending an ideal tenant mix for the mall and ensuring that leasable spaces are maximized and occupied with leases and locators. Responsible for ensuring the profitability and achieving the projected budget of the project being handled.
KEY RESPONSIBILITIES:
1. Lease Marketing
- Fill-up vacant spaces based on the established mix and zoning of the project by identifying and contacting sought after & untapped brands
- Conceptualize and create strategies that will increase mall occupancy and rental income
- Create a feasible tenant mix for the project and promote the development according to its value proposition
- Extend lease offers and ensure that they are within the approved rental parameters
- Accommodate inquiries and provide assistance to prospective tenants thru site visits and inspections to prospects
- Regular competitive scanning to look for new concepts/brands or trends.
- Proposes redevelopment of the mall, including the rezoning and relocation of tenants
- Creates additional income stream of the mall
- Account Management
- Make effective memorandums that needs approval from management Establish good working relations with existing tenants
- Handle complaints of tenants and make recommendations in resolving each accordingly
- Cascade smoothly all communication between tenants and other departments
- Communicates verbally or through writing with tenants on their concerns.
- Monitors tenant sales and recommends to Management on how to improve sales
- Oversee the renewal of the tenants
- Recommend and propose how to further improve the NER of the mall
3. Administrative Work and Others
- Manage and train subordinates
- Maintain a good working environment for all
- Submit needed reports on leasing take up
- Prepare the yearly Leasing Budget
- Prepare monthly sales growth reports and facilitate rental studies
- Submit profiles of new prospects and competitive scans
- Prepare a well-efficient and timely budget presentation
- Conceptualize on the yearly presentation of Strategic Planning
- Attend meetings & activities to contribute inputs and develop creative
- solutions to both simple and complex business issues
- Perform tasks that may be assigned from time to time
Qualifications
- Bachelor's Degree in Business, Marketing or Communication
- With background in retail/shopping center operations
- Exposed to brands and trends in the market.
- Understands shoppers' behavior, needs and preferences.
- Able to understand retail development and targeted market, as well as identify gaps and opportunities.
